Emerald City Tower

Since the fall of 2006, Spencer Alpert has focused considerable effort on locating an appropriate site for a world-class mixed use residential/office tower to serve the highest end of the vibrant Seattle market. Working diligently with representatives of top environmental groups, “green” contractors, governmental entities and community booster organizations, Mr. Alpert has taken the initiative, along with world renowned Callison architects and internationally recognized private club operator ClubCorp in designing a top quality, sustainable building with input on the “front end” from this well-organized blue ribbon group of community leaders. Dubbed the “Green Team”, this group, while operating organically, has as its goal the ability to marry state-of-the-art energy efficiency, water conservation and other environmentally friendly features with the economic feasibility necessary to finance and construct an iconic office and residential tower in downtown Seattle.
Once successful, it is hoped this project - well beyond the current LEED standard - will serve as a beacon for future sustainable development in Seattle and worldwide.

Alpert International is pursuing opportunities in several Seattle area municipalities and has worked actively with municipal officials on potential public/private partnerships and/or entitlements in the following communities (in alphabetical order): Auburn, Bellevue, Des Moines, Federal Way, Gig Harbor, Issaquah, Kent, King County, Kirkland, Renton, Sammamish, Seattle, Shoreline, Snohomish County and Tukwila.
Auburn Junction
In April, 2008, Alpert International won a Request for Proposals advertised by the city of Auburn, Washington and was selected for exclusive negotiations for redevelopment of a substantial part of Auburn's downtown, adjacent to its Sound Transit rail and bus center and city hall. Alpert International has proposed a 750,000 square foot, $240,000,000 multi- year project to be known as Auburn Junction to transform this largely vacant, underutilized area into a regional destination characterized as a green, mixed-us, urban-style community.
The immediate vicinity of the project also includes a major regional hospital, a recently renovated Safeway store and the intersection of two major state freeways, 167 and 18. Auburn is located between Seattle and Tacoma near Interstate 5, and includes several major nearby employment centers.

Steel Lake Village
In Federal Way, an affiliate of Alpert International, Alpert Capital, was selected as a finalist by the city of Federal Way for redevelopment of a key four acre city-owned parcel in the center of its downtown commercial core. Originally one of seven applicants to submit plans for the former AMC theater site, Alpert Capital proposed an urban mixed use sustainable development to be the cornerstone of a revitalized Federal Way.
The project, Steel Lake Village, was conceived to create a sense of community for the divergent commercial elements that currently make up the city's downtown. Alpert International teamed with Williams & Dame Development of Portland, Ankrom Moisan Architects of Seattle and Portland and Skanska Construction Company of Seattle in designing the project.
Though another finalist was selected for exclusive negotiations, the $350 million proposal received three of seven council votes and unanimous acclaim as "well conceived and well funded".
